CASORIAS provides independent, practical property guidance and assessments based on practical experience, the agreed assignment and information available during the assessment. The specific work, report and limitations are agreed in writing for each assignment.

The assignment, exclusions and any external costs are discussed in advance.
Practical and visual assessment
Assessments are generally visual and non-destructive, covering building and practical issues that are visible and accessible at the time. Parts are not opened or damaged unless expressly agreed in writing and carried out appropriately.
No legal advice
CASORIAS does not carry out legal assessments or provide legal advice. Reviewing or organising documents supplied by a client is not a legal check and is not an opinion on ownership, registered charges, permits, planning status, contractual rights or other legal matters. Where legal review is needed, the client should independently engage a qualified Spanish lawyer or other appropriate legal professional. Such work is not included as standard.
No formal valuation or specialist testing
Any value indication is indicative only and is not an official valuation. Structural calculations, specialist measurements, laboratory tests and other specialist investigations are excluded unless expressly agreed in writing and performed by a suitably qualified professional.
Visible information and hidden defects
A visual assessment cannot guarantee that every defect or risk will be identified. Hidden defects, inaccessible parts, intermittent problems and conditions not visible at the time may remain undetected.
Reports and decisions
Reports describe findings and possible next steps within the agreed scope. Cost estimates are indicative and may differ from quotes or final costs. The client may commission further specialist investigations.
Responsibility and liability
CASORIAS performs the agreed work with reasonable care within the agreed scope and based on available information. Any responsibility or liability is determined by the assignment, the applicable agreement and governing law. This disclaimer does not exclude liability where exclusion is prohibited by law or restrict mandatory rights.
Agreed scope
The written quotation or assignment confirmation defines the property, work, report and exclusions. Additional work and external experts are agreed separately.
