What is and is not included?

The exact assignment and its limits are agreed in writing in advance. A visual inspection cannot rule out hidden defects.

Not included as standard

  • Destructive testing or opening walls, floors or installations
  • Specialist structural calculations, laboratory tests or technical measurements requiring separate expert investigation
  • An official or mortgage valuation
  • A guarantee that no hidden defects exist
  • Full legal due diligence, representation or contract advice beyond the agreed preliminary check
  • Repair work, contractor management or ongoing property care

If a specialist issue is suspected, we recommend further investigation by a suitably qualified professional. The value indication supports decision-making and does not replace an official valuation.

Frequently asked pricing questions

Why does the Full Property Scan cost more than a technical inspection?

This assignment combines the technical assessment with potential cost analysis, an independent value indication, review of available documents and a limited preliminary legal check. The exact scope is set out in the quotation in advance.

Do the prices include VAT?

No. All prices are exclusive of VAT. Where the standard Spanish rate of 21% applies, it will be added. The quotation will state the amount due.

Are travel costs included?

Yes, for assignments in the core area from Nerja to Estepona. Any surcharge for locations outside this area or unusual travel circumstances will be stated in writing in advance.

Is the value indication an official valuation?

No. It is an independent indication to support your decision. It has no formal banking or legal status and does not replace a valuation by an appropriately recognised valuer.

What does the preliminary legal check cover?

The collaborating Spanish lawyer/legal professional carries out only the preliminary check agreed in advance, using available ownership information, registered charges and relevant registry, cadastral and permit information where documents are available and within scope. This is not full legal due diligence. Extensive legal advice, additional registry or planning investigations, legalisation procedures and legal representation are not automatically included.

Can I proceed to a Technical Property Scan after a First Viewing?

Yes. The First Viewing is a separate service. If you subsequently want a technical scan, you will receive a separate assignment confirmation and quotation. No discount or credit applies automatically unless agreed in writing in advance.
