THE INDEPENDENT FOURTH PARTY

Know what you are buying.
Know what you are selling.

An independent assessment of Spanish property for buyers and sellers who want a clear picture before making important decisions. The Property Scan is designed for properties on the Costa del Sol and brings together the key technical, financial, energy and legal points.

MORE INFORMATION

ONE CLEAR OVERVIEW

From first impression to a clear picture.

In a property transaction, the buyer, seller and estate agent each have their own role. PROPERTY SCAN adds an independent view of the property itself.

We bring together the key technical, financial, energy and legal aspects so that buyers and sellers have a clear, well-founded picture before important agreements are made.

Property Scan

An independent fourth party

The estate agent guides the transaction.
PROPERTY SCAN independently focuses on the property itself.

The findings may affect the value and negotiations.
This gives both buyer and seller a clearer basis for their decisions.

WHAT WE ASSESS

A broad view of your property.

Depending on your situation, the Property Scan can include different components. Specialist elements are carried out or assessed by the appropriate qualified professional.

01

Value

Insight into the property’s value and market position, with a valuation or appraisal by the appropriate professional.

02

Building & Technical Condition

Assessment of the visible building condition and identification of possible defects and technical points of attention.

03

Costs

A practical overview of possible repair, maintenance and renovation costs, so you know what investments may follow.

04

Legal Points of Attention

For legal matters, we can involve specialised Spanish legal professionals who can assess and support the relevant aspects.

05

Energy

We review the available energy certificate and possible improvements relevant to comfort, energy use and future investment.

06

Next Steps

You receive a clear overview of points of attention and possible next steps, helping you decide what should happen next.

ENERGY PERFORMANCE

Energy performance is becoming increasingly important.

From 12 August 2025, the registered energy performance certificate must be included in the documentation for certain Spanish property valuations for financial purposes. Energy performance can also be relevant to a property’s use, costs and value.

We therefore include the available energy certificate when it forms part of your Property Scan and consider which energy improvements may be relevant.

Exact legal requirements for sales, rentals and future energy-performance standards can change. We assess your situation against current regulations and involve an authorised specialist where needed.

LOOKING AHEAD

Not only looking at today.

A good assessment also considers what the property may need in the coming years, such as insulation, installations, moisture issues, roofing, windows, cooling or other renovation work.

FOR BUYERS AND SELLERS

A property transaction with greater insight.

Whether you are buying or selling a property in Spain, PROPERTY SCAN gives you an independent overall picture of the property. The findings may provide a basis for a different valuation or an adjusted starting point in negotiations.

HOW WE WORK

We do not think in problems.
We think in solutions.

We make the situation clear, explain what matters and help you determine the appropriate next step.

LEGAL PRE-CHECK

Legal points of attention are included as well.

For the Property Scan Complete an initial legal pre-check is included. A collaborating Spanish lawyer/legal professional carries out an initial review within the agreed scope, including the ownership situation, registered charges/debts, available Land Registry and Cadastre information, and relevant permits and legality aspects.

Important: this is an initial legal check within the agreed scope, not full legal purchase representation. Additional or specialist legal work is discussed in advance and quoted separately.
